Andrew Jackson Tower Renovations
This project originated from the State of Tennessee’s PROJECT T3 initiative which called for reducing the amount of leased properties the state had in place and consolidating their workforce into State-owned, upgraded properties.
To speed the date of occupancy, the state chose a Design-Build delivery method in which our team had only six weeks in design planning prior to the start of construction.
The 419,274 SF, 16-floor, Andrew Jackson Tower Renovation project consisted of interior renovations to this downtown office building include demolishing existing walls, ceilings, flooring, and mechanical and electrical systems in order to create a more functional layout.
Once the demolition was complete, the Design-Build team created a new floor plan layout of walls, ceiling, and electrical & mechanical systems, as well as incorporating life safety and ADA upgrades throughout the building. Construction also included core renovations to the elevator lobbies, restrooms, and mechanical rooms on each floor.
The new mechanical systems are located on each of the 16 floors, include two new air handlers utilizing new VAV boxes, piping, and ductwork and also include a new chilled beam system that conditions the perimeter areas of each floor that is powered by two new outside air handlers located in the mechanical penthouse.
Interior finishes included paint, wall covering, carpet, ceramic tile, resilient flooring and acoustical tile ceilings.
